PRODUCT REVIEW: ENCAPUGUARD by Jim Pemberton
Three of the most common cleaning problems that plague professional cleaners today are:

WICKING
YELLOWING
RAPID RESOILING

I've recently completed extensive research on this new product which is designed to combat all three of these problems. The product name is, ENCAPUGUARD.

Wicking - Rapid Resoiling & Yellowing have been addressed in a variety of ways:

WICKING can be controlled with a number of procedures, including post encapsulation cleaning or the application of an encapsulant spray like PROS CHOICE Anti Resoiling Agent (ARA).

YELLOWING is usually treated with an acidic yellowing correction agent, such as Prochem Yellow RX. In some cases, we've solved severe yellowing problems by using both Anti Resoiling Agent and Yellow RX.

Olefin Berbers create such nagging problems for many cleaners that they routinely treat the carpet with a "browning treatment" (most cleaners think soil wicking and yellowing are "browning"). Even though the problems aren't browning, acid browning treatments do sometimes work.

RAPID RESOILING adds to these problems due to the fact that olefin carpet, whether in residential berber or commercial level loop, often soils rapidly after cleaning. This problem is not solved with yellowing treatments (in fact, over applications attract soil), and only somewhat controlled with a "pure encapsulation product".

ENCAPUGUARD combines encapsulant technology, along with acid treatments to prevent and cure BHT yellowing. ENCAPUGUARD is economical product that not only will prevent wicking and yellowing, but also act as a soil retardant to prevent rapid resoiling. Its low end use cost (about .01 per square foot) means that a cleaner can apply it to every berber carpet or commercial carpet that they maintain at no additional charge to prevent problems and keep their customers happy. Nevertheless, the soil retardant (not spill resistant, though) quality of the product is effective enough that one could charge an additional .05 per square foot for "soil retardant treatment" in good conscience as well.
